Regional One Health has anchored Memphis healthcare for nearly 200 years, but its current facility is aging well past its useful life. The health system received Certificate of Need approval from the Tennessee Health Facilities Commission in March 2026, clearing the legal path for construction to begin. The new campus will occupy the former Commercial Appeal property at 495 Union Avenue, a site Regional One purchased for $23.9 million in January 2025. Demolition of the existing structure is expected to begin in spring 2026, with the design phase running 18 to 24 months before full construction launches.

The planned campus includes a new bed tower, trauma and burn units, a women and infants center, an expanded emergency department, oncology services, post-acute care, and modernized ancillary service suites.
